A monthly NAV (Net Asset Value) REIT (Real Estate Investment Trust) such as Invesco Real Estate Income Trust, refers to a type of REIT where the Net Asset Value is calculated monthly. 

A REIT is a company that owns, operates, or finances income-generating real estate across a range of property sectors. They allow individuals to invest in real estate without having to buy or manage properties directly. 

Net Asset Value (NAV) is the value of a fund’s assets minus its liabilities. For a REIT, this typically includes the value of the properties it owns, minus any debts or other obligations. By calculating the NAV monthly, investors may get a more frequent and accurate picture of the underlying value of the REIT’s assets. 

While investing in a monthly NAV REIT may provide investors with more transparency, they may also have higher administrative costs due to the more frequent valuation process. 

Non-Traded REITs are Complex, High-Risk Investments  

Non-traded REITs are complex and high-risk investments for several reasons. First, the investment itself is unsuitably risky because it is dependent on the overall health of specific sectors of the economy. 

Second, non-traded REITs are illiquid, severely limiting the investor’s ability to access funds should the need arise.   

They are often less regulated than other types of investments (i.e., mutual funds, stocks, etc.) and typically pay higher sales commissions and fees than these other products.   

Broker Due Diligence 

Brokers must perform adequate due diligence to determine if an investment is suitable for each client. Investment recommendations should be in line with the client’s age, investment experience, net worth, risk tolerance, investment objectives, and income.  

When a broker overlooks suitability requirements or misleads a client, not only are they potentially liable for investment loss, the brokerage firm that employs such brokers may also be on the hook for losses.
